What makes UTB different?
We don’t restrict LTV when a property is close to or touching a commercial premises (e.g. pub, shop, restaurant, train station, petrol station). The same rule goes for non-standard construction too meaning we will go up to 95% LTV for residential, 80% LTV for buy to let and 90% LTV for second charge lending!

- Up to 95% LTV — no restrictions on proximity to commercial or construction
- 6x income accepted up to 85% LTV

- CCJs and defaults acceptable
- AVMs up to £250k and 85% LTV
- Available across England, Wales, and Scotland
Buy to let Mortgages
- Loans from £50k – £1.5million
- Up to 80% LTV + fees =<2% (no restrictions on proximity to commercial or construction)
- HMOs, MUBs and holiday lets (no portfolio limit)
- 1 applicant needs to be < 85 at the end of the term
- Investor dominated developments – subject to referral
- Rental agreements > £100,000 per year considered (subject to referral)
- England and Wales only
Second charge Mortgages
- Loan from £10k – £1million
- Up to 90% LTV (no restrictions on proximity to commercial or construction)
- Fee free options available
- Unlimited overpayments
- Flexible loan purposes
- AVMs up to £250k and 85% LTV
- CCJs and defaults < £300 ignored
