Important Update – Minor Changes to our Automated Affordability Decisioning
We have recently carried out a review of our automated affordability decisioning model and the ONS data which supports this. As a result we will be updating our affordability calculations within the West One Broker Portal at close of business on Wednesday 19th November 2025.
Our expectation is that this will only affect a small minority of cases, however we have put in place transitional arrangements to minimise the impact on pipeline cases.
Key Dates:
- Brokers can continue to submit new enquiries based on the existing affordability process up to 5:30pm on Wednesday 19th November
- Enquiries which have been registered on our broker portal by 5:30pm Wednesday 19th November will be honoured based on the existing affordability process providing there are no subsequent changes to the household composition
- Any changes to the product selected after this date will be based on the updated affordability assessment
- Our new affordability process will be introduced from 5:30pm on Wednesday 19th November
- Pipeline cases reliant on the existing affordability assessment must be offered by Friday 9th January 2026
Household Composition:
As a reminder our criteria for household composition includes:
- Inclusion of all financial dependents
- Married & Co-habiting Sole Apps – Affordability based on 2 adult household unless the non-owning spouse is financially independent and can evidence net monthly income of £600
- Financial dependents (Adult Children) – Non-borrowing adult children residing at the property who are not financially independent should be included in the household composition (as dependents).
