Second Charge Update: Major Pricing Reductions Announced
We are delighted to announce major pricing reductions to our residential second charge mortgage range with effect from Tuesday 9th June at 9am.
We are also taking the opportunity to simplify our product range by reducing the number of products within our range whilst increasing maximum loan sizes at 65% LTV.
Key Information About The Changes
- Rate reduction of up to 110bps
- Rates reduced for LTV’s of 80% and above (Core and Extra Range)
- 2 yr fixed rates at 80% LTV now starting from 8.64%
- 3 yr fixed rates at 80% LTV now starting from 8.64%
- 5 yr fixed rates at 80% LTV now starting from 8.29%

Simplified Product Range & Increased Loan Sizes at 65% LTV
We are withdrawing our No ERC 2 & 3 year fixed rate products from the Extra Range. Five year fixed rate products without ERC’s are not affected.
We are also removing our 60% LTV banding from the range, and at the same time increasing our maximum loan size to £1m up to 65% LTV (previously £750k).
Limited Edition Bridging available for straightforward cases

And so is our new Limited Edition Bridging product – designed for those “vanilla” cases. Here’s the inside scoop:
- Loans from £150k–£1m
- Residential assets only
- LTVs up to 75%
- Regulated rates from 0.70%
Limited Edition product is only available to UK residents/nationals with clean credit. Both regulated and unregulated deals for properties where no works are required (minor cosmetic can be considered).
