In honour of Her Majesty Queen Elizabeth II our offices will be closed on Monday 19th September while our staff pay their respects.

Launching Bucks Solutions for Buy to Let

We have expanded our popular ‘non-standard credit’ Bucks Solutions 1 range to accommodate both buy-to-let purchase and remortgage applications. 

Bucks Solutions 1 is ideal for applicants with a less than perfect credit history and allows our underwriters to use their discretion on a variety of issues including:

  • Max status 1 on secured and unsecured loans in the last 3 years 
  • Missed payments on utilities, mail order and communications accepted 
  • Debt Management Plans considered if satisfied by completion
  • Satisfied IVA or Discharged Bankrupt’s considered after 4 years if no additional adverse credit since 

If there has been no further instances of the below in the last 12 months we can also look at: 

  • Up to £1,000 of defaults outstanding in the last 3 years
  • Up to £250 of CCJ’s outstanding in total in the last 3 years 
  • Mortgage arrears up to max status 1 in the last 3 years 
  • Payday loans up to max status 1 in the last 3 years 

Other key features include: 

  • New build flats and houses acceptable 
  • Available across England and Wales 
  • Maximum LTV of 75% 
  • Loans of £50,000 – £500,000 
  • Maximum term of 40 years 

Please note that our buy-to-let mortgages are now stressed at 5.5% or Pay Rate +2.5% whichever is higher.
