Case study: How Income Flex supported two cousins to secure a £1.14m mortgage
This week we’re sharing a real life example of our flexible lending in action and how our Income Flex product helped two self-employed cousins achieve their homeownership goals.
THE APPLICATION
Two cousins, Mr A and Mr B, both self-employed wanted to purchase the property that Mr A was currently renting from his landlord at full market value.
While Mr A’s business had recently grown significantly in the last 18 months with international contracts, his income had increased sharply in the latest year. Mr B, who works as a self-employed sole trader within the same business, only had one year’s accounts available.

The case was reviewed by our Lending Committee, who took a holistic view of both applicants’ finances and approved the application based on:
- Affordability through Income Flex, accepting Mr B’s latest year’s accounts.
- Strong business performance, supported by verified deposit funds from Mr A’s company.
- A loan size of £1,140,000 at 80% LTV, deemed affordable and approved.
