Pepper Criteria Enhancements Digest
More ways to open the door to homeownership
At Pepper, we’re always looking for opportunities to say yes to your customers. That means continuing to enhance our criteria, giving you more choice and greater flexibility to support customers whose circumstances don’t quite fit the high street model.
Our latest criteria improvements include:
· Increasing the maximum terms on our Affordable Homeownership Scheme mortgages from 35 to 40 years
· Introducing Part & Part mortgages
· Increasing the maximum LTV on Concessionary Purchases from 75% to 85%
40-year terms on Affordable Homeownership Schemes
We know affordability can be a hurdle for customers looking to buy a home, particularly First-Time Buyers. That’s why we’re increasing the maximum term on our Affordable Homeownership Schemes, including Shared Ownership, from 35 to 40 years, in line with our standard Residential maximum term. By spreading payments over a longer term, monthly payments can be lower, offering more flexibility to help more customers find a path to homeownership.
Part & Part mortgages
We’re introducing Part & Part mortgages across our Residential range (excluding Affordable Homeownership Schemes), giving you another way to support customers who need more flexibility with their monthly repayments. Customers can borrow up to 60% LTV on an interest-only basis, with the remaining borrowing on capital repayment, up to a maximum total LTV of 90%. This can be a helpful way to reduce monthly payments when budgets are stretched, while still allowing customers to build equity in their home.
Higher LTVs on Concessionary Purchases
40% of UK adults think they need a deposit of 15% or more to buy a property, according to our 2025/26 Specialist Lending Study. Saving for a deposit can be a barrier to homeownership, so we’re increasing the maximum LTV on Concessionary Purchases from 75% to 85%, while continuing to offer up to 100% Loan to Purchase Price. This gives you more flexibility to help customers buy from a family member or a landlord whose property they already rent, opening another route to homeownership where saving a deposit may be difficult.
